DOWSETTMAYHEW were instructed to advise on the residential redevelopment potential of a mixed use site in Hove.
The site was underused and there our initial assessments established that there was potential for redevelopment and change of use. An initial application was submitted, seeking to change the use of part of the site from commercial to residential use.
Once the residential use of the whole building was secured, a further application was submitted for an extension and re-modeling of the building to provide an increased number of higher quality residential units. The application was approved by the Council, although an additional townhouse sought as part of that application was removed from the scheme at the request of Officers.
Following the grant of permission, a further application was submitted solely for the inclusion of the townhouse. The Council maintained their objection to that element of the scheme and refused the application.
DOWSETTMAYHEW successfully appealed the refusal and also gained a partial award of costs against the Council.
The site is due to start construction in Autumn 2015.
