DOWSETTMAYHEW have been long retained to advise on the development potential of this rural residential site with a former farm shop. This comprised a series of applications over a number of years, culminating in the approval of 11 high quality bespoke designed dwellings, close to the South Downs National Park.

DOWSETTMAYHEW were initially instructed to secure planning permission for the removal of an Agricultural Occupancy Condition that applied to the existing dwelling on the site. This was secured through the demonstration of the redundancy of the restriction and the lack of demand for such dwellings within the local area.

We were subsequently instructed to secure planning permission to renew a grant of planning permission for retail use on the site, incorporating shop and restaurant facility.

We then entered into a series of pre-application discussions to surrender the existing lawful residential and retail uses and the construction of 11 new dwellings. These high quality bespoke designed properties reflect a farm complex typology.

DOWSETTMAYHEW project managed the preparation of the application, including a suite of supporting reports and successfully argued that the scheme justified the grant of planning permission contrary to the normal policy of restricting development in the countryside. Integral to this was a comprehensive understanding of the local five-year housing land supply position and provision of mitigation of impacts and demonstration of high a quality design-led housing.
